About the Opportunity
Lead Planning, Permits, Zoning & Site Plan Approvals for Secured, High‑impact Projects
Join a privately held, vertically integrated builder/CM with in‑house capabilities from early development through delivery. The organization values decisiveness, accountability, and disciplined execution, so approvals work translates directly into schedule certainty and tangible outcomes.
You will be the front‑end owner of planning and approvals across the GTA, partnering with project leadership to de‑risk and accelerate the path from concept to construction.
What you’ll lead:
- End‑to‑end approvals: rezoning/OPA, Site Plan Control, minor variances, building permits, and agency interfaces (heritage, conservation, utilities)
- Municipal & stakeholder relations: develop trust with staff and councillors; prepare teams for pre‑apps, public meetings, and council/committee sessions
- Controls & reporting: maintain approval roadmaps (Gantt, risks, mitigations); brief leadership weekly and unblock issues fast
- Conditions clearance & permit close‑out: proactively resolve conditions to enable site mobilization and maintain clean records
About You
What you bring:
- 7–12+ years steering approvals for complex GTA developments (developer/GC, consultancy, or municipal background welcome)
- Command of the Planning Act, PPS/OPs/Secondary Plans, zoning by‑laws, Site Plan processes, Committee of Adjustment, building permit pathways, and multi‑agency coordination
- Track record compressing timelines through smart sequencing and complete submissions
- Stakeholder resilience: executive‑level communication, public‑meeting composure, and a bias for action
- RPP/MCIP preferred; familiarity with project controls is an asset

Compensation: $150,000 – $165,000
