About the Opportunity
Most Project Managers in this market have built their whole career in one lane: commercial or residential, new-build or restoration, rarely all of it at once. Our client, an established Ottawa-area building company, has spent the last several years doing the opposite: building out three real service lines, commercial construction, residential construction, and building envelope and restoration, instead of picking one. They’re now hiring a Project Manager who can run work across all three, because the firm has decided that range, not specialization, is what the next stage of growth needs.
Duties include but are not limited to:
- Own assigned projects from award through closeout across commercial, residential, and envelope/restoration work, not a single project type on repeat
- Serve as the main point of contact for clients and consultants directly, not filtered through an account layer
- Manage budgets, cost forecasts, and cash flow, and call the corrective action yourself when a number moves
- Tender and negotiate subcontractor and supplier contracts; manage change orders, RFIs, and submittals
- Coordinate directly with site superintendents and field staff so drawings and specs actually hold on site
- Carry safety and code compliance, Ontario OHSA and municipal permitting, as your responsibility, not someone else’s checklist
About You
The successful candidate will have the following:
- 5+ years running commercial and/or residential construction projects, with real budget and schedule accountability, not just reporting on them
- Comfortable reading the Ontario Building Code and CCDC contract forms without needing someone to translate them
- Has negotiated with subcontractors and suppliers directly and knows which ones actually deliver
- Building envelope or restoration exposure is a strong asset, not a requirement
- PMP or Gold Seal certification, or working toward one, helps but isn’t a gate
- Ready to stop specializing in one project type and start owning a varied pipeline
